ATTENTION DELINQUENT PARCEL OWNERS: If you have a balance for Claim Year 2023 (or prior), your parcel will be scheduled for 2025 Upset Sale exposure on September 24, 2025 at 10:00 A.M. If you are planning on making any payment ONLINE to remove your parcel from our exposure list, you must submit your payment before Friday, September 19, 2025 at 4:00 P.M. Online payments will be shut down from Friday, September 19, 2025 at 4:00 P.M. until further notice. In-person payments and mailed payments must be received prior to the sale start time listed above. To ensure that your parcel will NOT be exposed to public auction, it is in your best interest to pay all 2023 balances on or before Tuesday, September 23, 2025 by 4:00 P.M.


EFFECTIVE AS OF JUNE 1, 2025: There will be an additional $250.00 fee collected for each parcel sold for the newly implemented Demolition & Rehabilitation Fund in addition to successful bid amounts. This $250.00 will be added to each of the bid prices when purchasing parcels at Upset and Judicial Sales. This fee must be paid at the same time as bid monies are paid to the Washington County Treasurer the day of the sale. Please click here to read more about this new ordinance. 


ATTENTION POTENTIAL BIDDERS: For all information regarding the 2025 Upset Tax Sale, please click here. It is in your best interest to read and understand all stipulations of all tax sales PRIOR to bidding and purchasing property.  Rescinding bids post-sale or disrupting the sale procedures will result in a permanent ban of all future Washington County Tax Sales. 


The advertisement and sale parcel listing for the 2025 Upset Tax Sale will be published in the Observer Report, Herald Standard, and the Washington Reports (Legal Journal) on Thursday, July 31, 2025. In order to meet the printing deadline, The Washington County Tax Claim Bureau was required to send a list of delinquent parcels of July 18, 2025 at approximately 9:00 A.M. Therefore, if your parcel was still delinquent as of the aforementioned date and time, you will be advertised even if you paid after that date and time. We apologize for any inconvenience.

SALE REGISTRATION

Effective as of August 2021 per Act 33: ALL Prospective Bidders are required to pre-register at least 10 days prior to the sale date. Registration for the Washington County 2024 Upset Sale will take place at the Washington County Tax Claim Bureau located at 95 W. Beau St., Ste. 525, Washington, PA 15301 beginning at 9:00 A.M, MONDAY, SEPTEMBER 8, 2025 and will conclude on FRIDAY, SEPTEMBER 12, 2025 at 4:00 P.M.

FORMS & FEES REQUIRED FOR REGISTRATION:

  • $25.00 Registration Fee (Cash Only - Non-Refundable)
  • Bidder Registry Form
  • Copy of Valid Photo ID Card or Driver's License
  • Affidavit of Bidder
  • Affidavit of Non-Bidding Potential Owner (If Applicable)

IF REGISTERING AS A BUSINESS, CORPORATION, OR LLC:

  • Copy of IRS Form SS-4 (Click here for an example)
  • List of names, business addresses, and phone numbers for all members, officers, managers, partners, and/or any other persons with any ownership or right (attach separate list to bidder registry).
